The Rocky Waters Inn is a reimagined 36-room boutique hotel that honors its 1935 origins while offering a refined, nature-connected hospitality experience. Nestled along the Little Pigeon River in Gatlinburg, the design enhances the guest connection to the Smoky Mountains through thoughtful material choices and spatial relationships.

Project Statement

Nestled along the Little Pigeon River, the site provides both a natural buffer and a vital connection to the town’s ecological and cultural rhythms. The design reinforces this connection through strategic placement of balconies, riverside circulation paths, and native landscaping, seamlessly integrating built and natural environments. The project preserves the majority of the original structure, minimizing new construction and material waste. Exterior upgrades—including energy-efficient windows, roof repairs, and thermal improvements—were implemented selectively, ensuring a cost-effective transformation that meets performance expectations without compromising architectural authenticity. Along the street front the design team decided to integrate a long slat wall to shroud the exterior corridors. This screen, referencing the traditional southern screen porch, allows for atmospheric permeability, while still providing guest with a sense of privacy from the busy street along the front facade. Native planting strategies, stormwater management, and minimal site disturbance helped restore the river’s edge while supporting biodiversity. Outdoor lighting was limited and shielded to preserve dark skies and wildlife patterns. These strategies reflect a deep integration of architectural intent and environmental stewardship. Indoor and outdoor dining areas support both quiet meals and social gathering, reinforcing the importance of nourishment and connection in the guest experience. Regional materials and Appalachian culinary inspiration root these spaces in place, while flexible seating accommodates varied user needs. Designed as a threshold between town and retreat, the lobby offers guests an immediate sense of calm. Material choices—natural wood, stone, and soft textiles—create a sensory palette that reduces stress and supports emotional comfort. Ample daylight and views to the river establish a biophilic connection that enhances guest well-being from arrival. Each room is designed as a private retreat, featuring calming tones, organic materials, and uninterrupted views of the river. Fireplaces, soaking tubs, and acoustic privacy elevate the quality of rest and recovery, underscoring the role of design in promoting physical and mental rejuvenation.The Rocky Waters Inn exemplifies how sensitive architectural intervention can restore relevance to legacy buildings while enhancing community identity and ecological health. The result is a wellness-focused destination that elevates regional hospitality through thoughtful reuse, sustainable strategies, and a deep respect for its context.


Framework for Design Excellence Narrative

Integration: The renovation preserves the building’s original structure and character while introducing modern amenities and finishes. Guestrooms feature private balconies with river views, integrating the natural landscape into the daily experience. Locally inspired design elements, including wood paneling, stone accents, and handcrafted details, establish a cohesive language that blends history, place, and contemporary comfort.

Economy: Adaptive reuse of the original structure minimized construction waste and significantly reduced costs. Strategic investment in local materials and craftsmen ensured high quality while supporting the regional economy. Durable, low-maintenance finishes were selected to reduce operational costs and environmental impact over the long term.

Well-Being: The design prioritizes guest wellness through spatial layouts and material selections that promote comfort and calm. Each room offers visual and acoustic access to the flowing river, enhancing relaxation and restorative sleep. Natural light, fresh air access, in-room fireplaces, and soaking tubs elevate the sensory experience. Public spaces foster social connection while maintaining a sense of retreat and privacy. The inn’s riverside setting is amplified through outdoor seating, pathways, and landscape design that encourages slow, reflective engagement with nature.
