Pfeffer Torode Architecture
Situated along an emergent corridor and adjacent to a suburban neighborhood, this 33-unit residential project elevates efficient planning with sophisticated masonry detailing. Molded, sand-colored brick defines the facades, its vertical relief creating depth, shadow, and a weathered richness complemented by stucco, metal panels, and bronze accents. Ground-level porches, rooftop terraces, a welcoming lobby, and a corner retail space complete a composition both human in scale and striking in appearance.

Project Statement
Situated along an emergent arterial corridor and adjacent to an eclectic suburban neighborhood, this 33-unit residential multi-family project elevates an efficient floor plan with simple yet sophisticated masonry detailing.
From the onset of design, the project team sought to realize a structure that felt materially rich and well-worn. A new scale for its immediate context, the client also desired a building of high quality and lasting impact. In response to these aims, and because of its durability and rich textural opportunities, brick was selected for the project.
The primary façade type is constructed of a molded, sand-colored masonry unit. These surfaces are marked by a series of verticals that punctuate the areas between and without window openings. Naturally arising from the underlying running bond pattern, the sharp verticality is intentionally softened by the inherent, weather-beaten character and tonal range of the clay bodies. The striping adds both depth and dynamic shadow play that transforms the reading of each major elevation throughout the day. This neutral, yet personable surface texture is complemented by chocolatey stucco, understated green metal panels, and dark bronze accents.
Beyond its masonry focal point, the building’s composition is further characterized by ground-level porches, interspersed rooftop terraces, a well-appointed lobby, and a generous corner retail footprint. In total, the palette and program strive for a project both human in scale and striking in appearance.

Design for Integration
The project was envisioned as a cohesive environment where architecture, materiality, and landscape are woven together. The crafted brick facades establish a durable and textured identity, with detailing at windows, parapets, and structural transitions reinforcing a sense of permanence. This architectural richness is complemented by a robust landscape strategy that softens the urban edge, introduces shade and seasonal planting, and offers residents a restorative connection to nature. In combination with light-filled circulation, outdoor terraces, and a mix of residential and retail uses, the design integrates multiple layers of experience into a unified whole—balancing durability, beauty, and human comfort.
Design for Economy
Economy in this project is expressed through a commitment to durable, enduring materials rather than short-term efficiencies. Brick was selected not only for its aesthetic and textural qualities, but for its ability to provide long-term value with minimal maintenance. The molded masonry units ensure a consistent finish across all visible faces, allowing the signature vertical detailing to read with clarity from every angle. Careful attention at critical junctures—window jambs, parapet coping, and structural shelf angles—reinforces this investment and extends the lifespan of the building envelope. By prioritizing craftsmanship and material integrity, the project achieves both visual richness and economic efficiency, ensuring its presence will endure with both relevance and resilience.
Design for Well-Being
The building parti was conceived to enhance daily life for residents and visitors alike. Natural light was prioritized throughout, with daylight introduced into all circulation corridors to create bright and uplifting passageways. Open-air terraces at each level and front porches for all ground-floor residences extend living space outdoors, encouraging fresh air, social connection, and a sense of belonging. Generous glazing at the food and beverage outlet reinforces transparency and activity at the street edge. Overhead canopies provide shade and comfort at entry points, reducing glare and heat gain. Collectively, these strategies foster a welcoming spirit and a healthier, more restorative environment for all who inhabit or encounter the building.
